Snoozin offer a full management service which includes guest communication, bookings, check-ins/outs, cleaning coordination, maintenance, dynamic pricing – and more. Our fees vary per property and can be anything between 10-20% of rental income. Or if you prefer, we can arrange a fixed fee every month. Contact us to discuss further.
The difference between a short-term and mid-term let is mainly between the length of stay, guest type and how the property is operated. A short-term let is usually anywhere between 1-28 nights, where the ADR tends to be higher. The most popular short-let stay tends to be between 2-5 nights. Guests tend to be tourists, weekend breaks, visiting families or those attending an event. You can expect a higher turnover of guests and it’s more of a hotel-style operation with frequent cleans, excellent presentation and regular guest comms.
A mid-term let can be anything between 1-6 months and subsequently, has much lower turnover. The most common mid-term let tends to be between 6-12 weeks. Pricing tends to be set by weeks or months, not nights, operating costs tend to be lower, cleaning can be weekly or fortnightly – or not at all and the property tends to have a much more liveable setup with wardrobe space, desk, kitchen kit etc. As a rule of thumb, short-term lets can maximise your nightly rate, whilst mid-term lets maximise operational efficiency and stability. At Snoozin, we manage both types and can advise you accordingly on what is the best option for your property and your revenue streams.
Once you have instructed us, we aim to get properties that are in good condition on the market within 14 days. Depending on the state of the property and its permissions, it can often be a lot faster.

Vetting guests for short and medium term lets is all about reducing party risk, damage risk and payment risk. We operate a layered process using platform signals, pre-booking questions, strict rules about IDs, firm house and apartment rules, strict deposit payments and agreements, and smart check in processes. If a guest goes against any part of the agreement it is an instant cancellation of their booking. We’ll talk you further through this process on your induction.
Well documented claims for genuine damage are commonly paid either out of a guest deposit or their own pocket, as per the terms of the agreement they sign. Again, we’ll manage the process for you, gaining the necessary photos and description to submit the claim, liaising with the guest and securing the necessary compensation. Some platforms automatically cover a property, although you have to following their own claim process exactly. As a rule, just to be on the safe side, we recommend all property owners take out their own traditional insurance policies. We can recommend a number of trusted providers who we commonly deal with.
